August in Charleston: What’s Ahead + a Real Estate Market Update

Somehow, we’re already 10 days into August! And while Charleston still very much feels like summer, tomorrow marks a pretty big shift: Charleston County students officially head back to school, while Dorchester County will already be a week in!

So, the backpacks are packed and the school routine is making its comeback—but summer in Charleston isn’t over just yet. There are still plenty of concerts, festivals, family events and excuses to get out around the Lowcountry before September arrives.

What’s Still Ahead in August

If you’re looking for a way to cool off, South Carolina Stingrays Fan Fest takes over the North Charleston Coliseum on August 22. Hockey in August might sound a little strange, but a few hours in the air conditioning sounds pretty great to us.

Later in the month, things get a little more high-energy when Bulls, Bands & Barrels comes to the North Charleston Coliseum August 28–29, bringing bull riding, barrel racing and live music together for one big weekend.

Then August 29 gives you plenty to choose from, including the Goo Goo Dolls Summer 2026 Tour at Credit One Stadium and the Summerville Japanese Festival in Hutchinson Square.

And one quick correction from our original August calendar: the 2026 Lowcountry Jazz Festival is actually happening September 4–6 at the Charleston Gaillard Center this year, but there will be pre-celebrations kicking off the last weekedn in August. So while the big event technically falls just outside of August, we’re still counting it as the perfect way to roll right into Labor Day weekend.

Meanwhile, in Charleston Real Estate…

We also have fresh July numbers from the Charleston-area housing market, and there are a few interesting takeaways.

According to the Charleston Trident Association of REALTORS® July report, 2,395 new listings hit the market, 1,689 homes went under contract, and 1,698 homes closed. There were 5,697 homes available for sale, while the median sales price landed at $449,918 and homes spent an average of 47 days on the market.

One number that really stands out is pending sales: they were up 6.4% compared with July 2025, while inventory was also 4.7% higher than last year. Year-to-date pending sales are now 9% ahead of 2025, and closed sales are up 4.8%.

In other words, buyers have more homes to choose from, but they’re still making moves.

For buyers, more inventory can mean more opportunity to compare homes and negotiate. For sellers, that additional competition makes accurate pricing, presentation and marketing that much more important.

And as always, the Charleston market can look completely different depending on the neighborhood, price point and property type—so the big-picture numbers are only part of the story.
