Fall 2026 Charleston Market Update: Is Now a Good Time to Buy?

Fall is here in Charleston. The humidity is finally breaking, oyster roast season is coming up, and many buyers are asking us the same thing: is now a good time to buy a home in Charleston?

The short answer: for many buyers, fall is one of the best windows of the year. There are fewer buyers competing, sellers are more willing to negotiate, and you still have enough homes to choose from. Below, our Coastal Island Properties team breaks down the latest Charleston market numbers, what mortgage rates are doing, and how to use this season to your advantage.

Charleston Real Estate Market by the Numbers (September 2026)

Charleston County home prices are holding steady, and buyers have a bit more room to negotiate than they did this spring. Here’s how September 2026 compares with September 2025 for residential homes in Charleston County, based on CTAR MLS data:

What this means:

  • Prices are stable, not falling. The median price is up about 2% from last year. That’s steady growth, not a bubble.
  • Homes are taking longer to sell than in spring. Average days on market rose from about 43 in June to 52 in September. Fewer buyers are out shopping, so you have more time to decide.
  • Buyers are negotiating. In September, homes sold for 97.3% of their final list price on average, and 94.8% of their original list price. Many sellers have already made price cuts before accepting an offer.
  • The market is fairly balanced. Charleston County has about 3.5 months of inventory. That’s not a seller’s frenzy, and it’s not a buyer’s market either.

Mortgage Rates This Fall: What Buyers Should Know

Mortgage rates have gone up this fall. According to Freddie Mac, the average 30-year fixed rate was 7.28% on October 1, 2026, up from 7.03% the week before and 6.34% a year ago. That’s the highest level since November 2023. The 15-year fixed averaged 6.60%.

What that means for your monthly payment: On a $620,000 home (Charleston County’s September median) with 10% down, principal and interest comes to about $3,818 a month at 7.28%. At last year’s 6.34%, it would be about $3,468. That’s a difference of roughly $350 a month, before taxes and insurance.

Higher rates are frustrating, but they also mean less competition. Here’s how many buyers are handling it:

  • Negotiate seller concessions. With homes sitting longer, many sellers will help pay for a rate buydown or closing costs.
  • Look at a temporary or permanent buydown. Paying points up front can bring your rate down for the first few years or for the life of the loan.
  • Plan to refinance later. If rates come down, you may be able to refinance. You can’t go back and renegotiate the price you paid, so buying when there’s less competition can still pay off.
  • Get pre-approved with a local lender. A Charleston lender who knows the market can walk you through loan options that fit your budget.

Why Fall Can Be a Smart Time to Buy in Charleston

So, is now a good time to buy? If you’re ready financially and plan to stay a few years, fall gives you real advantages:

  1. Less competition. Charleston County had 568 homes go under contract in September, compared with 818 in March. Fewer buyers means fewer bidding wars.
  2. More negotiating power. Homes are selling for about 95% of their original list price. Price cuts, repair credits, and closing cost help are all on the table.
  3. Still plenty to choose from. There were 2,229 active listings in September, well above the 1,965 we saw in January. Inventory usually shrinks over the holidays, so fall is a sweet spot.
  4. Motivated sellers. Sellers who list in the fall often have a reason to move, like a new job, a growing family, or a home they’ve already bought.
  5. Lowcountry weather. Touring homes is a lot more pleasant in October than in August. And you’ll be settled in time for the holidays.

Sellers can still do very well in today’s Charleston market, but pricing and presentation matter more than they did in spring.

  • Price it right from day one. Homes are closing at about 97% of their final list price but only about 95% of their original price. Overpricing usually leads to price cuts and more days on market.
  • Expect a bit more time. Plan for around 50 days on market, not a weekend sale.
  • Freshen up your curb appeal. Clean gutters, fresh pine straw, and seasonal planters go a long way in the fall.
  • Be open to concessions. Offering to help with a buyer’s rate buydown can make your home stand out when rates are above 7%.
  • Work with a local team. Professional photos, smart pricing, and strong marketing make the difference in a balanced market.
